Pursuant to Section 2-29-32(d)(1) of the Zoning Ordinance of the City of Utica, the applicant is seeking an area variance in order to construct a storage building at the above referenced property.

 

The applicant is proposing to a 40’ x 64’ (2650sf) pole bard type storage building at the above referenced property.  The applicant is proposing to locate the storage building directly on the rear and side yard property lines due to a drainage swale which currently exists between this and the neighboring property which prohibits the proper location of the building.

 

In accordance with Section 2-29-126(f), the minimum side and rear yard setback in an Industrial zoning district is 10’ from each property line.  The applicant will be required to receive an area variance for the reduction in the side and rear yard setbacks.

Pursuant to Section 2-29-32(d)(1) of the Zoning Ordinance of the City of Utica, the applicant is seeking an area variance in order to legitimize the construction of a fence at the above referenced property.

 

The applicant has replaced a previously existing 3’- 4’solid wood fence with 6’ high white vinyl fence.  The fence extends off the rear/side of the house from the side porch area.  It runs parallel with First Street and encompasses the perimeter of the rear yard area. 

 

The property is located on the corner of Lansing Street and First Street.  In accordance with Section 2-29-126(e) of the Zoning Ordinance of the City of Utica, a corner lot has two front yard setbacks since the property fronts on two streets.   

 

In accordance with Section 2-29-185 of the Zoning Ordinance of the City of Utica, all solid fences measuring more than three feet high are prohibited in the front yard.  The applicant will be required to receive an area variance for the installation of the 6’ solid vinyl fence.

Pursuant to Section 2-29-32(d)(1) of the Zoning Ordinance of the City of Utica, the applicant is seeking an area variance in order to construct a fence at the above referenced property.

 

The applicant is proposing to remove the existing full grown trees in the front of the home and replace them with a 6’ high solid white vinyl fence.  In accordance with Section 2-29-185 of the Zoning Ordinance of the City of Utica, all solid fences measuring more than three feet high are prohibited in the front yard.  The applicant will be required to receive an area variance for the installation of the 6’ solid vinyl fence.

 

The applicant is also proposing to install a 6’ high chain link fence on the sides and rear property lines.
