In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to replace the roof at the above referenced property.

 

Currently, the roofing materials are slate which are leaking into the home.  The applicant is proposing to replace the front roof and dormer roof with Certainteed Landmark shingles – Colonial Slate color.

 

The applicant referenced several neighboring properties with single roofs.

In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to install a fence at the above referenced property.

 

The applicant is proposing to install a double split rail wood fence 50’ in the front yard along the neighboring driveway for decorative purposes.  The post and rails will be pressure treated pine.

In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

The applicant is participating in the Downtown Redevelopment Initiative (DRI) Business Assistance Fund (BAF) and is proposing the following:

 

  1. Remove existing wood siding, wood in arched window and wood awning. Fill-in with similar sized brick.
  2. Re-point existing brick and stone on bottom. Area between stone and concrete sidewalk will need fill and to be sealed/caulked.
  3. Install five (5) upper windows, similar to neighboring building (double hung). One single (35.5”x 59.5”) and two doubles side-by-side (35.5”x 59.5”).  Brick courses below existing windows will need to be removed to accommodate window size.  Black aluminum clad windows (Lowes – Pella Lifestyle Series).  Gap(s) to be filled with similar color metal trim.
  4. Remove steel door and all metal framing on right side of building and in-fill with brick.
  5. Paint back wall – Benjamin Moore – Old Gold (167). Paint bottom stone – Shark Gray (2134-40)

 

The applicant has received a “no impact” statement from New York State Office of Parks, Recreation and Historic Preservation.

In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

The applicant is proposing to remove a majority of the windows and replace with United 7400 solid beige replacement double hung windows.  The side porch roof will be replaced with asphalt shingles in the color charcoal.  The side porch on the First Street side and the front porch will be repaired or reconstructed with wood materials.  Details and materials will be provided at the meeting.

In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

The applicant is proposing to replace the original 1 ½” thick stucco with the same color beige EIFS.  All of the windows will be removed and replaced.  The front left pad will be removed.  The front south wall/windows will be demolished and repair the structure/overhang.  The front of home will be reconfigured.  The front entrance will be restructured with addition of stone.  The front door will be replaced with a full glass door with glass side panels.

 

At the April 27th meeting, the Commission voted to approve the proposal for the addition, however, tabled the changes to exterior finishes and window replacement contingent upon updated drawings to reflect the changes drawn on the plan by the Commission which specified inclusion of brick on the main structure first floor, two windows to match the existing openings and wood window trim to all of the windows.  The applicant has submitted to options for review by the Commission.
