In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order make exterior improvements at the above referenced property.

 

The applicant is proposing to paint the exterior of the building “urban bronze”.  The trim and the windows will remain white.  The foundation and stairs will be parged, repaired and repainted.  The applicant is also proposing to install a curb cut/driveway on the Court Street side of the property to allow access to the existing parking lot.  A wrought iron fence similar to the existing fence on the street will be installed.  The Knights of St. John sign will be replaced with a new sign depicting the address of the building.

In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order make exterior improvements at the above referenced property.

 

This project will be executed in multiple construction phases. The work in 2024 will be phase 1 — building stabilization. Munson intends to occupy the completed project as their artist-in-residence, gallery, apartment, & studio.

 

The work of phase 1 includes: asbestos abatement, removal of a historically nonconforming addition, a new foundation, new electrical/plumbing services, and a new sanitary sewer.  The project is funded through a NY Main Street grant and has been approved by SHPO.
