In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

311 Main Street is an original design of architect Frederick Gouge, who also designed the current ICAN building (formerly known as the Utica Daily Press building) directly across the street to the South.  To the West is the famed Bagg’s Square Memorial Park and to the East is Union Station.  By returning the north, west and east sides of 311 Main to their original state and incorporating the terrace into the look and feel of Union Station, the applicant feels they are rehabbing the building back into the vernacular setting of the building’s intended purpose.

 

The applicant is proposing to repoint all of the brick on the north, west and south sides of the building.  New custom windows, previously approved by the NYS Historic Preservation Office, will be installed. 

 

On the east side of the building, the applicant is proposing to add a 1,149 sf addition in order to accommodate a restaurant.  The addition will be a four seasons room with inside and outside dining.  The existing brick on the East side of the building is currently unfinished and porous.  Suggestions have been made to SHPO to utilize a clad façade in terracotta tones to match the existing building along with engineered wood highlights.

 

The existing landscaping will be removed and updated appropriately.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to construct a building at the above referenced property.

 

The applicant has previously demolished a four-stall garage in the rear of the property.  They are now proposing to construct a 30’ x 60’ (1,800 sf) single story building to accommodate a new pizzeria at this location. 

 

Building designs have been provided.  The applicant is receptive to suggestions from the Commission on exterior materials and window and door design.
