In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to install new windows at the above referenced property. 

 

The applicant is proposing to remove and replace twelve (12) windows at this location.  Most of these windows are currently old triple track aluminum storm windows.  The applicant is proposing to install Andersen 100 series windows in a matching exterior color, dark bronze with a uniform grid pattern that will match the existing grid pattern of many of the original windows.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to install a fence at the above referenced property.

 

This parcel has recently been sub-divided into two separate properties.  The applicant now owns the rear portion of the property and is proposing to install a solid wood fence along the property line between the two properties.  The applicant is also proposing to install 40’ in length of wood split rail fencing perpendicular to the street to run along the shared driveway with 1008 State Street.  This will define the driveway area which is shared between properties.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to install windows and signage at the above referenced property.

 

The applicant is proposing to install larger, storefront style windows.  They will be dark bronze anodized aluminum window framing, 1” safety glass – thermos panes, fixed windows.  In accordance with the Zoning Ordinance of the City of Utica, the maximum window signage permitted is 25% of total glass area of the window on which the sign is displayed. 

 

The applicant is also proposing to install a sign above the storefront.  The sign will be internally illuminated and read “DOUBLE DELISH DELI & Convenience. inc – sandwiches-Groceries-Salad-Beers-Smoothies”.  The background will be black with yellow, green and orange lettering.  An “organic” logo will be on one side and a photo of a sandwich on the other side.  In accordance with the Zoning Ordinance of the City of Utica, the maximum size wall sign in a Central Business District is 60 sf.  The sign will be close to 60 sf.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to create a Biergarten area at the above referenced property.

 

The applicant is proposing to convert the existing parking area on the corner of Varick and Edward Street into “Matt’s Biergarten”.   The space is approximately 167’ x 120’.  They are proposing to extend the iron fencing that currently exists around the courtyard to the proposed area.  The fencing will be 6’ tall.  The existing entrance on Varick Street will have a gated entrance.  The entrance on Edward Street will remain open for cars to enter and park.  New sod will be installed to the inside area (approximately 70%) and picnic tables and lawn games will be placed in this area.  The area where trash receptacles are currently located will be transformed into a deck for visitor seating and occasional bands.  The remaining space will be freshly paved to allow for deliveries and visitor parking.  The area with grass will have 4’ high iron fencing to enclose the area for consumption.  There will be a space for the draft truck and rotating food vendors.  Any exterior of the current tour center building will also receive fresh paint and cleaning.  There will be greenery throughout, including arborvitae trees on the inside of the new iron fencing surrounding Varick and Edward Street.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

The applicant is proposing to paint the exterior of the home.  The body of the home will be Sherwin Williams Perfectly Polished Borscht (dark red).  The trim will be white and the shutters will remain black.

 

The applicant is also proposing to install a 6’ high white vinyl fence which will extend off the rear of the home 6’ toward Madison Avenue and run parallel with Madison Avenue to the rear property line.  The applicant will also be required to receive an area variance from the City of Utica’s Zoning Board of Appeals for the height and the location of the proposed fence.
