In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property. 

 

The applicant is proposing to remove and replace the existing windows with white low E insulated vinyl units.  The grills will match the existing windows. The replacement windows will be custom fitted to the existing openings for the windows.  The trim will be white. 

 

The applicant is also proposing to install double 4” profile vinyl siding with an energy shield backing behind it.  The color of the siding will be light grey.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to install signage at the above referenced property.

 

The applicant is proposing on the north elevation of the building (Broad Street) a 5’ x 30’ (150 sf) facial LED box sign with flexible face and translucent vinyl graphics.  On the south elevation (Catherine Street), the applicant is proposing a 5’ x 30’ (150 sf) non-illuminated dibond (aluminum substrate) sign with opaque vinyl graphics. 

 

These signs will require area variances from the Zoning Board of Appeals.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to paint the exterior of the above referenced property.

 

The applicant is proposing to paint the front entrance of Gerber’s 1933 Tavern.  The proposed color will be “No More Drama” by Behr, but will be color matched at Urbanik’s with Benjamin Moore paint.  These colors are a representation of the original colors of the historic speakeasy in one of Utica’s oldest neighborhoods.

The applicant is proposing to replace the existing slate roof with a shingle roof in the color Hickory.  The applicant has stated that the slate is quite deteriorated and very expensive to replace.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

The applicant is proposing to demolish a four-stall garage in the rear of the property.  The applicant has stated that it is a safety hazard to the customers in the area.

 

The applicant is also proposing to remove the second story exterior vinyl on the commercial building and replace it with a tan colored updated vinyl siding.  The look will remain the same as the existing materials.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to replace the roof at the above referenced property.

 

The applicant is proposing to replace the deteriorated shingle roof with a dark brown steel roof.  The applicant has stated that the roof is leaking.  They feel that the roof is minimally visible from the street level and the dark brown metal material will match the trim on the building.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to install windows and signage at the above referenced property.

 

The applicant is proposing to install larger, storefront style windows.  They will be dark bronze anodized aluminum window framing, 1” safety glass – thermos panes, fixed windows.  In accordance with the Zoning Ordinance of the City of Utica, the maximum window signage permitted is 25% of total glass area of the window on which the sign is displayed. 

 

The applicant is also proposing to install a sign above the storefront.  The sign will be internally illuminated and read “DOUBLE DELISH DELI & Convenience. inc – sandwiches-Groceries-Salad-Beers-Smoothies”.  The background will be black with yellow, green and orange lettering.  An “organic” logo will be on one side and a photo of a sandwich on the other side.  In accordance with the Zoning Ordinance of the City of Utica, the maximum size wall sign in a Central Business District is 60 sf.  The sign will be close to 60 sf.

 

At a previous meeting, the Commission requested that the applicant provide further specifications on the proposed storefront windows to include a cut sheet from the manufacturer.  The applicant has provided the following information from Mauro’s Glass Co. and has a sample of the framing which he will provide at the meeting.

  2. Thermally broken
  3. 1” tempered safety glass.
